Annotation: The operation problems and inspection results of building structures built on the soil with high level of subsidence were examined by example of JSC “Zaporozhtransformator” assembly building №1 are considered. The building was designed in the middle of the last century on the small foundations, which are based on the considerable thickness of loess-like claysy and sand soils related to the II class of subsidence soils. It has been determined exactly unequal base subsidence caused the cracks arising in the walls, disturbance of gantry rails horizontality, additional efforts and damages in the trussing girders. The other factors are analyzed influencing one the structures efficiency among which play the important part, mistakes while building design and structures assembling. The building efficiency is provided with observing system of the damages, thorough stressed state analysis, well timed strengthening of disabled and overloaded constructions.

Keywords: steel frame, technical operation, subsidence soil, unequal deformation, structures efficiency, defects and damages, examination, constructions strengthening.
